System Care & Troubleshooting
Quick checks before you call. Licensed trades only for electrical, HVAC, and plumbing repairs.
HVAC
- Change filters monthly, more often in dusty conditions.
- Keep supply diffusers open and return grilles clear.
- No airflow? Check the filter, grilles, fire/smoke dampers (if installed), and unit breaker.
Electrical
- Licensed electricians only. Avoid portable generators (voltage spikes).
- Lights out? Switch each breaker fully OFF, then ON. Partial trips look set.
- Dead outlet? Press RESET on the nearest GFCI. Report warm outlets or flickering immediately.
Plumbing & Water Heater
- Know where the main water shut-off is located.
- Insulate and protect exposed lines before freezing weather.
- Tank must be full before the heater is energized. On-demand units: keep original faucet aerators.
Roof & Exterior Envelope
- Inspect seams, flashing, and penetrations quarterly and after storms.
- Keep gutters, downspouts, and roof drains clear.
- Maintain sealant at windows, doors, and module mate-lines.
Doors & Windows
- Lubricate hinges, closers, and tracks seasonally.
- Check weatherstripping and screens for gaps or tears.
- Sticking or binding doors can signal settlement. Report it.
Foundation, Leveling & Skirting
- Watch for uneven floors, wall cracks, or binding doors.
- Inspect piers, tie-downs, and supports annually.
- Keep skirting intact and vents clear. No storage under the building.
HVAC Filter Change
- 1Set thermostat to OFF; shut off the unit disconnect or breaker.
- 2Remove the service door or return grille; slide out the old filter.
- 3Insert the new filter with the airflow arrow per the unit label.
- 4Restore power and restart. One filter per system: unit or grille, never both.
Before You Energize
- 1Confirm supply voltage and conductors match the building data plate.
- 2Keep the water heater breaker OFF until the tank is completely full.
- 3Confirm fire/smoke dampers (if installed) are open.
- 4Start HVAC and verify airflow at the supply diffusers.
